Room 39
Room 39 is located on the third floor of the Victorian with a private balcony. Enjoy a side view of the beach and panoramic views out onto the beautiful lawn with open ocean beyond. Full of character, this Victorian room incorporates the building’s roof lines and old floor slants, reminding you of a time gone by. This room has an abundance of afternoon sun as its windows face south. Room 37
Watch the ocean from the windows overlooking miles of coast line as the tides roll in and out along the shore. A short distance from your room’s main entry door, step outside onto your private deck for a bird’s eye open horizon ocean view. The kitchenette has an under-the-counter refrigerator, microwave, dishware, and induction cook-top will enhance your in room enjoyment or late night snack cravings.
This room offers a slanted roof line and has a small turret area with windows that overlook the ocean.
Room 29
This comfortable and spacious room offers access to an over-sized deck from your patio doors to almost double the space for this room. The king bed, windows and modern bathroom make this an excellent value for your stay. Limited ocean view is available from your deck only, but afternoon sun gives this room a warm and cozy glow. Room 35
Located on the 3rd floor, this tower room offers expansive views of the coastline and ocean. Often used as our “honeymoon” suite, this over-sized room offers a king bed in the main living area taking advantage of this room’s unique layout with its slanted roof lines adding to the historic charm. Enjoy a gas fireplace, flat screen TV and an extra set of windows looking out to the water from your window seat. Unique to this room is the bathroom with a new old-fashioned claw-foot tub and walk-in shower. Suite 28
Suite 28 is located on the second floor with a covered deck allowing guests to enjoy the open horizon ocean and morning sunrises. This sunny room L shaped room accommodates three guests with its king bed in one room and the twin bed on the sun porch. This room features a beautiful Rain shower for your enjoyment. The kitchenette has an under-the-counter refrigerator, microwave, dishware, and induction cook-top will enhance your in room enjoyment or late night snack cravings.
Room 27
This snug room (11′ x 13′) with its double bed will accommodate one or two guests but is often used for the single traveler, looking for privacy and an expansive ocean view from inside or out on your balcony. A compact kitchenette and private bath with tub and shower will offer all that you need for a vacation by the sea.

Room 26 is located on the second floor, northeast side of the Victorian. Large windows and two over sized sliding glass doors enable guests to watch the ocean from the comfort of indoors or even sunrise from bed. Its large, wrap-around deck allows guests a panoramic view of the beach and ocean. You’ll enjoy dining in the tower or on the deck, this is a room not many leave for long.
Room 25
Oversized with a private balcony, Room 25 is located on the second floor of the Victorian offering miles of ocean views. Its king size bed will accommodate two guests in one of the larger rooms in the Victorian. Enjoy sweeping ocean views from inside or out. Room 24
Room 24 is located on the second floor, north side of the Victorian and offers a spectacular ocean view and miles of changing tides rolling in across Ogunquit beach. The spacious corner deck allows guests magnificent coastline and ocean front views with plenty of space to stretch out and relax. Listen to the waves, the gulls and ocean breezes from room 24. At night enjoy your fireplace while you dine in your corner nook or step out onto your deck for star gazing over the ocean. It’s four post king sized bed overlooks the fireplace and tower dining space.
Room 23
Room 23 is located on the second floor, northwest side of the Victorian facing miles of beach and ocean tides. Its ocean front deck allows guests to enjoy the fresh air, listen to the waves and take in the ever changing ocean view. The kitchenette has an under-the-counter refrigerator, microwave, dishware, and induction cook-top will enhance your in room enjoyment or late night snack cravings.
Its queen size bed will accommodate two people in a 13′ x 18′ sized room with a slider leading out to your private balcony. An extra corner window gives this room a lot of afternoon sun. Enjoy a large, deep soaking tub to end your day by the sea.
Room 21
Room 21 is located on the second floor, northwest side of the Victorian. This smaller, cozy room has a spacious, sunny deck, large sliding glass doors for ample light and sun and a deck that faces the beach and river providing wonderful views. Watch the tides roll in and out across the miles of sandy beach. The kitchenette has an under-the-counter refrigerator, microwave, dishware, and induction cook-top will enhance your in room enjoyment or late night snack cravings.
Room 20
Room 20 is located on the second floor, southwest side of the Victorian offering an oversized sunny porch with a great coastline and beach view. The large deck and room get a lot of afternoon sun, making this a bright and warm room. Ample large sliders and windows take in the views and breeze during the season. The kitchenette has an under-the-counter refrigerator, microwave, dishware, and induction cook-top will enhance your in room enjoyment or late night snack cravings.
Room 19
This room is surrounded by flower gardens and has a lovely covered porch that has good afternoon sun and views of the gardens and rotunda. Just 30 steps away you have full ocean views from the expansive lawn. The kitchenette has an under-the-counter refrigerator, microwave, dishware, and induction cook-top will enhance your in room enjoyment or late night snack cravings.
Completely renovated in 2007 this room is fully handicapped accessible and allows for ample space in the bathroom (walk in shower) and living room area. Enjoy a queen bed, kitchenette, flat-screen TV, AC and more.
Room 18
Room 18 is located on the first floor, southeast side of the Victorian and has to be one of our sunniest and brightest rooms. It is surrounded by an open deck as well as a covered deck, with flower gardens for privacy, providing beautiful views of the ocean.
This room has proven to be a good family room as well as a couple’s retreat. Its queen bed and queen sofa bed will accommodate up to four guests. The room offers a full kitchen and seating area. Just steps off the main deck area is our large lawn, a perfect space for the kids to play.
Room 17
Room 17 is a unique room in the Victorian Building that incorporates the fireplace from the old lobby. You will feel the charm of the old Victorian building yet have the modern amenities we all have come to admire. The kitchenette has an under-the-counter refrigerator, microwave, dishware, and induction cook-top will enhance your in room enjoyment or late night snack cravings.
From the deck, sit on the rocking chairs while you watch the ocean or the surfers catching a wave. A perfect place for an afternoon drink while you take in that good book.
Entrance to this room can be from the deck or an interior hallway off the main Victorian lobby.
Room 16
Room 16 is located on the first floor, northeast side of the Victorian, a corner location offering 180 degree ocean views. A unique feature is the glassed in sun porch where you can enjoy the ocean in all types of weather. The over-sized private deck provides magnificent panoramic ocean views, whereas the side deck has a covered porch area for shade while you look out to open sea. Guests can dine in the round turret area of the room or on the sun porch with its wicker furniture. The kitchenette has an under-the-counter refrigerator, microwave, dishware, and induction cook-top will enhance your in room enjoyment or late night snack cravings.
Room 15
Room 15 is located on the first floor, north side of the Victorian, offering spectacular ocean views across the Marginal Way and the Big Beach from its expansive deck. In 2008 this room was renovated to incorporate a larger more modern bathroom, an updated kitchenette that has an under-the-counter refrigerator, microwave, dishware, and induction cook-top will enhance your in room enjoyment or late night snack cravings. and interior entry way.

Room 14
Room 14 is located on the first floor, north side of the Victorian with a huge deck facing miles of ocean and beach. With its queen bed it is the perfect couples room. It is accessed by its own outside stairs, leading onto your private ocean front deck. Enjoy a gas fireplace and the historic ambiance of the building in this room, as it has a tower dining area and an original fireplace brick and mantel. The kitchenette has an under-the-counter refrigerator, microwave, dishware, and induction cook-top will enhance your in room enjoyment or late night snack cravings.
Room 12
Room 12 is located on the first floor, northwest side of the Victorian and provides pleasant quarters for two or three guests with its queen bed and twin sofa bed. A half-sized staircase leads to the room and partially covered private porch, which allows spectacular views of the ocean and beach and cool breezes during the summer. This is a very popular room where you watch the people walking the Marginal Way yet remain private and secluded. The kitchenette has an under-the-counter refrigerator, microwave, dishware, and induction cook-top will enhance your in room enjoyment or late night snack cravings.
Room 11
Room 11 offers a couples retreat with miles of ocean views from your windows and from the covered deck, surrounded by flower boxes during the season. Enjoy the tides rolling in and out across the beach and the sounds of the waves beyond. This room has a queen bed. The kitchenette which has an under-the-counter refrigerator, microwave, dishware, and induction cook-top will enhance your in room enjoyment or late night snack cravings. The bathroom has a tub and shower. During the off season, you’ll enjoy radiant heated tile floors and afternoon sun to read by.
Suite 10
Suite 10 is located lawn level on the southwest side of the Victorian, and can accommodate four guests with its queen bed in one room (9′ X 15′) and its double sofa bed in the other (10′ x 13′).
You’ll enjoy looking up the miles of sandy beach with the ocean waves rolling in with the tides, visible from the living room windows. The shaded patio provides a cool place to relax while enjoying the fresh air. It also offers a full size kitchen, the only one in the Victorian, and two TV’s in both the bedroom and living room. A popular family room for our returning guests.
Room 9
Room 9 is an ocean terrace unit located on the east side of the Victorian building with a limited ocean view and direct access to the large lawn which offers sweeping ocean views. The terrace area is surrounded by our beautiful gardens and offers limited ocean views.
Nicknamed the Rock Room, the large stone walls add character to this unique, spacious room. It is one of the largest units (20′ X 22′) in the Victorian building.
There is plenty of space for a large family offering a king bed, queen sofa bed, dining table, kitchenette, TV, and terrace for outdoor dining.
The upgraded kitchenette features a small oven instead of the normal induction cooktop and has several burners allowing families the opportunity to dine in.
Suite 8
Unit 8 is an ocean terrace suite located on the east side of the Victorian building with ocean views and access to the large lawn area from its patio. This is one of the largest units in the Victorian building (a 20’X 28′ room separated into 2 areas) and very popular with families.
Inside, stone walls add character to this unique and spacious suite. As this suite is broken into two rooms, you can enjoy a living room area with a kitchenette, queen sofa bed, TV, and patio access. In the king bedroom area there is a private, large dressing area and bathroom with tub and shower. Guests can enjoy the ocean from their terrace surrounded by the beautiful gardens.
The upgraded kitchenette features a small oven instead of the normal induction cooktop and has several burners allowing families the opportunity to dine in.
Terrace Room 7
Room 7 is a corner room located on the terrace/lawn level directly in front of the Victorian. Enjoy sweeping ocean views and miles of tidal waves from your room or the patio.
